Planning How to Use the Construction Site

The land condition, any existing obstacles, utilities supplied to the construction site, means of transportation, auxiliary structures in the vicinity, method of construction, type of building, duration of construction and climate conditions are all considered for mobilization.

Construction Management Plan

An organizational chart that demonstrates the construction site layout is drawn up. Tasks duties, responsibilities and powers are clarified for the persons named on this chart. Applicable instructions and procedures to be followed throughout the constructional period are determined. Records are kept for monitoring the time, cost and control; correspondences, documents and persons in charge of them are determined on a chart. A table of input check that contains the acceptance criteria is created in order to check with the deliverables of the construction materials at the construction site.

Time Management

Prospective productions are listed. A master work schedule is prepared in Primavera Project Planner (P3) software in the light of the length in meters (quantities) extracted from the application plan. The detail service is quite high for this master work schedule to allow us to monitor the productions. A schedule is provided in details, demonstrating the parts relating to all sub-contractors and deadlines. Final condition based on the progress is updated by periods sine it is an organic schedule. The progress and sub-contractor performance are monitored, report is given to the investor, potential delays are identified in advance and necessary actions are taken.

Quality Control/ Management

A production control plan that contains the production checkpoints and control presentations is prepared, and supervision services are conducted. Tests, experiments and controls are performed, observations are made, and compliance of quality with specifications is conducted.

Cost Control / Management

If the work is delivered on a turn-key delivery basis, production quantity is checked. The cost estimated before the design process and the costs incurred during the constructional process are compared, the preliminary budget is revised accordingly. Costs incurred are reported to the investor at each stage. Cash flow schedule is updated for the projection period. Actions for reduced costs are presented to the investor. Methods for reduced costs as approved by the investor are followed. Progress payments and payments due to sub-contractors are checked and approved. A final calculation is made upon completion of the work and a report is given to the investor.

Execution of a Contract

The intended purpose at this stage is to make sure that agreements executed with sub-contractors are exercised in line with the contractual terms. Any matters that are determined to be contrary to the contract are identified and warnings are made for correction. In case of conflicts or disagreements arising out of or connected to the agreements, best efforts are made to solve them within the investor's knowledge.

Provisional Acceptance / Final Acceptance

Considering the criteria for general and technical specifications, all productions are revised again. Missing parts are identified and a punch list is created. The process of taking necessary actions to satisfy deficiencies is followed up, the supervisions repeated for final acceptance.
